Do I need a landlords gas safety certificate?
If you live in rented accommodation, your landlord has legal responsibilities when it comes to gas safety.
Landlords have legal duties for gas safety. These are that gas pipework, gas appliances and chimneys/flues are maintained in a safe condition. Gas appliances owned by your Landlord, which are provided for your use must be checked annually by a Gas Safe registered engineer. These responsibilities are laid out in the relevant gas safety legislation, such as the Gas Safety (Installation and Use) Regulations 1998 in Great Britain.
A landlord’s responsibilites include:
- Annual Gas Safety Check
- Record of Checks
- Ongoing Maintenance
You can read more about this on the Gas Safe website’s Information for Landlords.

Why should I have my boiler serviced?
It is recommended that you have your boiler (any gas appliance) serviced every year. Not only will this ensure it is running safely and efficiently for the year ahead but it will also validate any manufacturers warranty you have on the appliance.
Regular servicing also helps to minimise the risk of breakdowns and helps lengthen the life span of the appliance.
Most important is that an annual service will ensure that your appliance is combusting fuel safely and is not producing harmful levels of carbon monoxide.

What should I do if I suspect a gas leak?
- Open doors and windows to allow fresh air in to the property
- Turn off the gas supply at the ECV (emergency control valve) if it is safe to do so. This is usually situated near the gas meter (or near your gas cylinders if you have LPG)
- Do not smoke, use naked flames or operate electrical switches (either on or off) or use mobile phones
- Leave the property
- Contact the Gas Emergency Service 0800 111 999
- Wait for the engineer to arrive
